Tallahassee, FL GRP purchased 90 units in a broken condominium. We were able to stabilize the renter base, and increased rents, and restructured the HOA before selling the units for a 160% premium.

Chicago, IL Granite purchased this 140,000 sf, historic building in the Chicago's Loop. It was acquired through the purchase of a Note and then delivery of a deed-in-lieu of foreclosure. It was sold 24 months later for a substantial return.

Chicago, IL Through a joint venture, we purchased 1350 West Madison in Chicago, the former Johnny's Ice House East indoor ice rink. The property is being renovated into an 8-court pickleball and event venue, to be managed by SPF pickleball clubs.

Romeoville, IL Planned for a spring 2027 ground-breaking, 111 Normantown Road is a 107-unit, 3-story, multi-family project.

Niles, IL GRP acquired this 30,000-square-foot medical office building from its physician-developer following the sale of his practice. GRP extended the lease from four years remaining to a new 15-year net lease before selling it to a REIT specializing in medical office buildings.

Davenport, FL This property was a severely “broken” condominium project with owner-occupants in only 3 units out of 240. We were able to purchase over 80% of the units at favorable prices and took over the condominium board. We instituted property-wide common area upgrades. The property was recently sold, only 18 months after the initial investment for an IRR of 27% to investors.

Wheeling, IL Granite purchased 147 units out of 264 units in a single bulk acquisition. We now own 60% of the units.  As members of the board we are trying to remediate years of deferred maintenance in order to improve the overall property.  We have begun a select upgrade of units that we own and are achieving rent premiums in excess of our projected rents.

Chicago, IL As part of its continuing commitment to recreational sports, Granite co-invested with SPF in Players Sports Center, a joint venture between Players Sport and Social and the SPF family of pickleball and hospitality businesses. Players Sport Center hosts six state-of-the art indoor sand volleyball courts, a large indoor turf field, two full-court basketball courts and two pickleball courts.
