River Forest, IL GRP assembled three residential parcels to build this sixteen unit luxury condominium building.

Chicago, IL On an outparcel of Bricktown Square, Granite purchased back a ground lease from a tenant and constructed a new Walgreens.
Chicago, IL Granite purchased this former Target store directly from Target after they relocated to a bigger store within the same shopping center. Granite divided the space and leased half to LA Fitness and the other half to Ashley Furniture.
Evanston, IL This parcel was owned by Northwestern University for decades. The property was net leased to Chase Bank for a drive-through banking facility. Granite held the property and then sold it to Chase.
Chicago, IL Granite purchased this center anchored by Bed, Bath and Beyond.
Chicago, IL Granite purchased this 300,000 sf shopping center from a REIT that was ordered to liquidate. Over the years, we bought out a ground lease, built a new Walgreens, and added over 50,000 sf of new tenants to the center.

Chicago, IL After Goldblatt's filed for bankruptcy, Granite purchased the empty building from a New York based firm, cleared several hurdles for redevelopment, and then sold to another developer.
Ventures
Shorewood, IL In December 2011, Granite purchased a note secured by 50 acres of commercially zoned land in Shorewood, IL. By June 2012, we obtained the deed through foreclosure and then obtained site plan approval for a revised retail development.
Chicago, IL This 140,000 sf office building located in Chicago's Loop District was acquired through the purchase of a Note and then delivery of a deed-in-lieu of foreclosure. It was sold in October 2011 at a substantial gain to Granite's investors.
Chicago, IL The building was purchased from an old-line bookbindery and leased it back to them for two years. After they moved out, Granite made substantial repairs, leased the premises, and ultimately sold the building.
Northbrook, IL This property was acquired in June 2013 as a cooperative short sale between the prior owner and its lender. A 23,000 sf industrial building was redeveloped into an athletic center and is fully leased.
Chicago, IL In May 2013, Granite purchased this 5,000 sf former garage and was redeveloped into a creative, modern office space and one luxury apartment.
Oak Park, IL This building was purchased and re-sold in an opportunistic acquisition.
River Forest, IL On this site, Granite built a new 9,000 sf medical office facility for the Rehabilitation Institute of Chicago.
Forest Park, IL Granite purchased this former insurance claims facility from State Farm. While designing the site for a 60-unit townhouse project, Granite sold the project to another developer.
River Forest, IL This 85,000 sf property was an abandoned lumber yard. Granite purchased & designed a residential complex, and then sold it.
Forest Park, IL This former factory had been purchased by a developer for a condominium and townhouse project. After the project stalled, Granite purchased it and re-sold it sixty days later.
Oak Park, IL For two years Granite controlled a prime redevelopment parcel in downtown Oak Park, working with the seller and the Village to remove various barriers to responsible development of the site.
Oak Park, IL Granite purchased the Marlac House, a vacant banquet hall in downtown Oak Park that was originally an Opera House. Upon approvals for a condo development, it was then sold to another developer.
Oak Park, IL The former US Post Office site had been owned by an Oak Park family for decades. After the Post Office closed, Granite purchased the site, demolished the building, remediated the site and sold it to another developer.
Oak Park, IL Granite purchased this site from a developer who had assembled it but who was unable to move forward with it. After procuring approval rights, Granite sold the site to a developer who built 60 town homes.
Oak Brook, IL Granite holds five acres of land at the southeast corner of Roosevelt Road and York Road in Oak Brook, IL
Fort Wayne, IN Granite purchased this 280,000 sf warehouse and held it for over ten years.
Oak Park, IL Granite purchased 3 buildings and a vacant lot from a Wisconsin based bank who gained title to the properties through a foreclosure. Within six months of its purchase, Granite was able to sell the four properties to four individual buyers.
